Going Green On A Budget - Chance Brown Real Estate

Interested in going green, but don?t want to shell out a lot of cash to do so? Well look no further! By following these easy tips, you can start saving the environment, and your wallet, without breaking the bank! The most important thing to remember is that in order to reduce energy expenditures you have to be smart with your resources.

One of the most common ways to go green is by switching from outdated incandescent light to compact fluorescent light bulbs (aka CFLs). Coming in a variety of shapes, sizes, and colors, CFLs are made to fit any home. Many detractors harp on the fact that CFLs must be disposed of at a recycling center, but that?s hardly a formidable argument against the amount of energy (and money) you will save. Furthermore, many CFL users have found they prefer CFL lighting to that of incandescent bulbs. (Editor?s Note: Many stores are now featuring LED lights as another alternative.? While the cost is considerably higher for now, so are the savings.)

Another great way to go green is by reducing your water usage. By replacing your faucet and shower heads with low flow alternatives, you can reduce your water consumption by nearly half! And don?t be deterred by the thought of your water being reduced to a trickle- many of these options can still deliver good pressure, while reducing total consumption. You can also reduce your utility bill by running full loads of laundry, which cuts back on the water and energy used to clean your clothes. Take it a step further and use a clothesline to air dry your clothes, which not only saves energy, but also is easier on delicate fabrics.

You should also consider adjusting your thermostat, especially when you?re going to be away from home. When possible, turn off the thermostat and open the windows to let a cool breeze in. You can also use the blinds to control the amount of heat the windows let in or adjust your wardrobe to the temperature, instead of the temperature to your wardrobe. And don?t forget that using fans will always be more energy efficient than using your AC system.

Another ?smart? way to go green is by landscaping according to your environment. Instead of using an exotic foreign plant, how about buying native trees and plants? After all, they are meant to growing your neck of the woods. If you live in an area susceptible to droughts, opt for plants that are drought-resistant. By planting wisely, you will save yourself the time of having to replant, the water wasted on non-native greens, and the money spent on a garden that simply isn?t made for your environment.

Women In Contracting: The Key To Sustainable Relationships ...

A couple of weeks ago I wrote a blog?on the topic of whether women are starting to dominate the fields of law and contract management. This was in response to a question raised by Ken Adams and my reply was that I think the position varies significantly between countries and also between roles. For example, it seems to me that there are relatively fewer women in the jobs where there is extensive negotiation and travel.

Something that I did not mention was the relatively low proportion of women who step forward when it comes to elections for the IACCM Board or for speaker roles at our conference. We are very sensitive to the issue of diversity and ? as a multi-cultural association ? encourage participation regardless of nationality or gender. Yet achieving a balance remains challenging.

I was reminded of this today when I read an article in The Economist ?The Scarcer Sex?. It examined ?the reluctance of women to enter politics? in the US and drew from a study by academics Jennifer Lawless and Richard Fox which confirmed that the issue is no longer one of relative opportunity, but rather one of choice.

However, we need to dig beneath this finding to examine why women may be making this choice. In part, it may well be because they do not like the ?rules of the game?. By temperament and instinct, they may well be less aggressive, less competitive, less inclined to take risks, less willing to expose themselves to public scrutiny. But of course, those instincts may well not be wrong ? so the problem is, the rules have been set by males.

In commentary on the findings of Lawless and Fox, other academics have observed that their research should be checked against the situation in other cultures ? for example, Scandinavia has far higher participation by women in public office, so perhaps this gender bias can be overcome. I decided to check whether this holds true for the field of contracting. I am disappointed to report that my quick analysis of IACCM member data suggests that women in contracting in the US (around 40%) are outpacing those in Scandinavia (32%).

The attributes that turn women off politics are actually quite prevalent in the world of contracts, especially in negotiation ? those are taking risks, being competitive and being convinced you are qualified to do the job. In other words, if you are full of bluster, economical with the truth and love to win, then contract negotiation is the place for you!

On the other hand, if we want better and more sustainable results from our negotiations, executives should be working to encourage far more women into the role. Perhaps that would be the fastest route to collaborative, relational contracting and put an end to the adversarial, transactional style of today.

Duck-billed dinosaurs that lived within Arctic latitudes approximately 70 million years ago likely endured long, dark polar winters instead of migrating to more southern latitudes, a recent study by researchers from the University of Cape Town, Museum of Nature and Science in Dallas and Temple University has found.

The researchers published their findings, "Hadrosaurs Were Perennial Polar Residents," in the April issue of the journal The Anatomical Record: Advances in Integrative Anatomy and Evolutionary Biology. The study was funded through a grant from the National Science Foundation.

Anthony Fiorillo, a paleontologist at the Museum of Nature and Science, excavated Cretaceous Period fossils along Alaska's North Slope. Most of the bones belonged to Edmontosaurus, a duck-billed herbivore, but some others such as the horned dinosaur Pachyrhinosaurus were also found.

Fiorillo hypothesized that the microscopic structures of the dinosaurs' bones could show how they lived in polar regions. He enlisted the help of Allison Tumarkin-Deratzian, an assistant professor of earth and environmental science, who had both expertise and the facilities to create and analyze thin layers of the dinosaurs' bone microstructure.

Another researcher, Anusuya Chinsamy-Turan, a professor of zoology at the University of Cape Town, was independently pursuing the same analysis of Alaskan Edmontosaurus fossils. When the research groups discovered the similarities of their studies, they decided to collaborate and combine their data sets to provide a larger sampling. Half of the samples were tested and analyzed at Temple; the rest were done in South Africa.

"The bone microstructure of these dinosaurs is actually a record of how these animals were growing throughout their lives," said Tumarkin-Deratzian. "It is almost similar to looking at tree rings."

What the researchers found was bands of fast growth and slower growth that seemed to indicate a pattern.

"What we found was that periodically, throughout their life, these dinosaurs were switching how fast they were growing," said Tumarkin-Deratzian. "We interpreted this as potentially a seasonal pattern because we know in modern animals these types of shifts can be induced by changes in nutrition. But that shift is often driven by changes in seasonality."

The researchers questioned what was causing the dinosaurs to be under stress at certain times during the year: staying up in the polar region and dealing with reduced nutrition during the winter or migrating to and from lower latitudes during the winter.

They did bone microstructure analysis on similar duck-billed dinosaur fossils found in southern Alberta, Canada, but didn't see similar stress patterns, implying that those dinosaurs did not experience regular periodic seasonal stresses. "We had two sets of animals that were growing differently," said Tumarkin-Deratzian.

Since the Alaska fossils had all been preserved in the same sedimentary horizon, Fiorillo examined the geology of the bonebeds in Alaska where the samples were excavated and discovered that these dinosaurs had been preserved in flood deposits.

"They are very similar to modern flood deposits that happen in Alaska in the spring when you get spring melt water coming off the Brooks Mountain Range," said Fiorillo. "The rivers flood down the Northern Slope and animals get caught in these floods, particularly younger animals, which appear to be what happened to these dinosaurs.

"So we know they were there at the end of the dark winter period, because if they were migrating up from the lower latitudes, they wouldn't have been there during these floods," he said.

"It is fascinating to realize how much of information is locked in the bone microstructure of fossil bones," said Chinsamy-Turan. "It's incredible to realize that we can also tell from these 70 million-year-old bones that the majority of the polar hadrosaurs died just after the winter season."

What has been your most successful marketing achievement?

Coming up with our unique Supplement Guide. After years of being a supplement guinea pig, trying all the different supplements out there, I realised there was not much information out to help people decide on the most suitable supplements for them based on their goals, age and gender. Most people try a supplement then see little to no results and stop. The majority of the time it is because it?s the wrong supplement, or because their diet and / or training were not up to scratch. Our number one goal is to provide great information to our customers on proper diet and training, as well as helping them understand which supplements will help them achieve their goals.

What is the biggest challenge your business is facing at the moment?

The business is still in its infancy, so our biggest challenge at the moment is stock control. We are introducing a new inventory system that will ensure we always have stock on hand and therefore can always meet our 24-hour despatch guarantee.

How has the rise of the internet and the internationalisation of retail affected your business?

Supps R US is an internet-based business only, so the rise of the internet and online retail has helped our business boom in the past 12 months, since we launched. We are not afraid of our competitors and there are plenty of them! By offering our clients something unique such as the Supplement Guide, as well as the 24-hour despatch guarantee, we can always stay one step ahead of others.

What have you had to do to prepare for success?

Success came close to destroying us! In the early days, we found it very difficult to cope with increasing demand. But I think this is a normal experience that most businesses go through. When you do something well, or better than your competitors, you have to expect an increase in demand for your product or service. To cope with it, we set up automated systems to take some of the workload away. It was paramount that we set up an efficient despatch system to ensure orders were being processed and posted the following day. (AP) ? The head of the Republican Governors Association says Rick Santorum's withdrawal from the presidential sweepstakes should signal party conservatives to unify behind Mitt Romney.

Virginia Gov. Bob McDonnell tells "CBS This Morning" that "conservatives, independents and clear-thinking moderates are now going to get behind" the former Massachusetts governor.

He says he believes Republicans have an excellent chance to make Barack Obama a one-term president, and that party people should be "keeping their eyes on the big prize, which is winning the presidency." McDonnell says he believes Santorum "can bring a lot of people in" to the cause.

McDonnell, whose name has surfaced in speculation about the vice presidential nomination, tells the network "ultimately, that's up to the nominee. I'm perfectly happy being the governor of Virginia."
